As rent and homes continue to rise in the area, turning your old basement into a modern living space will help you offset the high cost of living near the DMV. Many residents transform their basements into Airbnb master suites and comply with both Airbnb regulations and state laws by installing egress windows.

Safety Comes First

If you are starting basement renovations than you should seriously consider egress windows. To pass local building safety codes in the DMV, you must install egress windows within separate living spaces. They not only look good, but they also add natural light to basements, reduce energy bills, and they add property value to your home.

There are several types of windows to consider when installing windows in your basement. When installing an egress window well, you shouldn’t have to worry about rust, rotting, or water entry. In fact, our windows are constructed to withstand UV rays, and all extreme weather for years to come.

Below are some window options:

  • Casement
  • Single-Hung and,
  • Double-Hung
  • Sliding
  • Awning
Giving You a Way to Get Out

Isolated basements with no exits must have at least one emergency exit within Maryland, Virginia, and the District of Columbia. Basements used as an individual rental unit, or living space, state laws require egress windows. Basements that contain one or more sleeping rooms, must also have an emergency egress or a rescue opening for each bedroom.

Whether it is an egress window or door, it must open easily from the inside with no keys. Egress windows are used as escape routes and must include the following requirements to comply with safety regulations:

  • A minimum width of opening of 20 inches.
  • A height minimum of opening of 24 inches.
  • A minimum net clearing of open space of 5.7 square feet.
  • A sill height no higher than 44 inches above the floor.
  • A window-well floor space of 9 square feet with a minimum width and length dimension of 36 inches.
  • A permanent ladder or steps if the window well depth is more than 44 inches
